Overview

Coordinates daily operations of the building maintenance; including, but not limited to, maintaining all equipment, buildings and property in proper condition.

Responsibilities

  • Regularly inspects company equipment, buildings and property; oversees maintenance of property including but not limited to offices, public areas, and equipment through implementation of preventive maintenance program.
  • Ability to troubleshoot maintenance issues prior to contacting vendors/contractors.
  • Ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
  • Capable of organizing and executing tenant improvements and special projects (i.e.- reading blueprints, staging).
  • Oversees maintenance of organization’s physical operations including but not limited to heating, ventilation and air conditioning, plumbing, and electric systems.
  • Positive and prompt response to work order requests from building
  • Support Business Manager in the selection of contract services, vendor negotiation of service agreements and monitoring of vendor/contractor performance.
  • Monitors and maintains proper inventory levels and purchases necessary supplies within approved budget limits.
  • Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and
  • Manage department expenses within approved budget
  • Performs other duties as assigned by
  • Respond to after hour emergencies

Qualifications

QUALIFICATIONS:

  • Two to four years related experience or equivalent
  • Knowledge of ventilation/air conditioning, heating, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
  • Understanding of city and state building codes, OSHA requirements, and ADA
  • Ability to manage priorities and workflow
  • Willingness to work within constantly changing priorities
  • Understanding of Microsoft Office Products
  • Strong interpersonal
  • Ability to deal effectively with a diversity of individuals at all organizational
  • Good judgment with the ability to make timely and sound decisions
  • Ability to understand any and all safety requirements and cautions
  • Ability to perform the physical labor necessary

 

PHYSICAL REQUIREMENTS:

While performing the duties of this job, the employee is frequently required to do the following:

  • Lift and carry up to 50
  • Bending, stooping, climbing may be required
  • Able to shovel snow, if necessary
  • Use ladders and
  • Move furniture, materials, and
  • Work overtime, if necessary for the completion of a task or project
  • Valid driver's license
  • Coordinate multiple tasks simultaneously
